Toronto Condo Market Overtaking Toronto House Market

March 6, 2018- Although the number of residential real estate sales is down 35% from February 2017, sale prices of condo apartments are up 10.7% in Toronto and condo townhouse prices are up 15.5%! Detached house prices are down 18.6%. Semi-detached home sale prices are down 9%. In Central Toronto, the average sale price of a detached home is $2,027,761 and the average condo apartment sells for $645,195. With limited land to develop, and fewer house owners selling, the only way to add more units is to build vertically. Read the full details of the February 2018 TREB report here. Strong Demand For Condos Leads Toronto Real Estate Market News

December 6, 2017- Condo apartment sale prices are up 17.7% from a year ago and condo townhome prices are up 12.3%. There is strong demand for condos of all sizes and types- including the over $2,000,000 price point. The freehold house market is less predictable right now. For example, prices of detached homes in Central Toronto are down 1.7% from a year ago, although some attract multiple offers and sell over asking. The feeling is that the newest wave of government regulations, regarding mortgage lending, which come into play after the end of this year, will not affect the ability of most buyers to buy and that we will see a strong Spring market- condos especially. Toronto Condo Market Reaching New Heights

November 2, 2017- The October 2017 stats show that the average sale price of detached homes in Toronto is now $1,287,765- back to about the same level it was at a year ago. However, condo apartment prices have increased 20.9% in a year- to an average of $555,004. The demand for condos is increasing for several reasons- freehold house prices are not affordable for many, rentals are high priced and hard to find, and many home owners- young and old- are choosing to live experientially instead of maintaining a house. Continued Strength in Toronto Condo Market

October 5, 2017- While some freehold house listings are attracting multiple offers, many neighbourhoods in Toronto are seeing a drop in price from a year ago. Some, like C10, which includes Yonge & Lawrence, saw year over year price increases of 5.8% for detached homes. The condo market is red hot with condo apartments in C10 selling 20.7% higher than a year ago. Downtown condos in C01 are selling at prices 19.5% higher than a year ago. Yes: The Toronto Real Estate Market Is Still Strong

September 9, 2017- While it is true overall that much of the year over year value gains in real estate had diminished by this summer, condos and demand freehold properties in some neighbourhoods are still attracting multiple offers and over list prices. Like downtown condos, with year over year price increases of 24.4% west of Yonge (C01) and 18.7% east of Yonge (C08). Rising mortgage rates may spur waiting buyers to get back in the market. This Fall will be interesting. Read TREB’s Market Watch report and contact Andrea Stark, Sales Representative, J&D Division of Royal LePage R.E. Svcs. Ltd., Brokerage 416-489-2121
