September 9, 2017- While it is true overall that much of the year over year value gains in real estate had diminished by this summer, condos and demand freehold properties in some neighbourhoods are still attracting multiple offers and over list prices. Like downtown condos, with year over year price increases of 24.4% west of Yonge (C01) and 18.7% east of Yonge (C08). Rising mortgage rates may spur waiting buyers to get back in the market. Feb 3, 2017- Active listings are down by half, sales are up 11.8% and the average Days on the Market is down 34.5% to only 19. The average selling price for a detached property in the 416 area is now $1,336,640. The average selling price of a 416 condo apartment is $471,409. With such short supply, prices keep increasing. January 5, 2017- The average sale price of all homes in Toronto went up 20% in the last year- detached homes up 23.7% on average and condo apartments up 16.6%. In the City of Toronto, the average price of a detached home is now $1,286,600. In Central Toronto, $2,068,876! In the City of Toronto, the average condo sold for $466,692. In Central Toronto, $626,118. The feeling is that the market will remain strong, but there are new borrowing rules, borrowing rates are increasing, and there are big question marks coming from our neighbour to the south. Our city and country remain attractive to foreign buyers. The average sale price of a detached home in the 416 area is now $948,713 and the average sale of semi-detached homes is $667,452. Condos prices are up 4.5% from January 2014.
