Toronto Possibly Heading Towards A More Balanced Real Estate Market

May 5, 2017- The Toronto real estate market remains very active and sale prices are strong. However, new listings were up over 33% March 2017 compared with March 2016 and active listings were up 3% from a year ago. So, if inventory is increasing, we may be heading to a more balanced market, from the seller’s market Toronto has seen for what seems like forever. Toronto SitesJune 3, 2016- Home sales increased 10.6% in May 2016 from May 2015. Listing inventory is down even further. Average sale prices are up 15.7% in Toronto- detached houses are now $1,285,693 and $2,013,470 in Central Toronto. Red Hot Toronto Spring Real Estate Market

May 6, 2015- TREB’s April statistics are out and show increasing sale prices of Toronto homes- detached house prices are up 18.9% in the 416 area and condo apartment sale prices are up 7%. Properties are selling, on average, after 15 days on the market. Active listings are down 26.9% so it is increasingly difficult to buy. Toronto Real Estate Prices Continue to Climb

The average selling price is up 11% from this time last year. In the 416 area, the average sale price of a detached home is $1,115,120 and a condo is $422,947. So: the average sale price of a detached home in the 416 area is now $1,056,114, which is 9.2% more than the year before. Semis are up 3.5% on average and condo apartments are up 5.8%. Hot Toronto Real Estate Prices Unaffected By Freezing Cold Winter

Toronto in WinterMarch 5, 2015- Home sales are up 11.3% from this time last year, even though the supply of listings is down 8.7%. This low inventory combined with incredibly low interest rates and high demand are all factors contributing to the red hot Toronto market. In the 416 area, the average price of a detached home is now $1,040,018 and a semi sells for $702,035 on average. The highest priced areas are C12, (e.g. Bridle Path/ York Mills/ Bayview). with an average detached home going for $2,115,887. Next is C09, (Rosedale), where a detached house sells for $1,855,245 and C04 at $1,493,719.
